What is an AGM – and why should you go?

Every strata scheme in Australia is required to hold an Annual General Meeting – an AGM – every year. And most owners don’t go.

That’s one of the biggest missed opportunities in strata living.

The AGM is where the most important decisions about your building get made. Things like:

  • Setting the budget for the coming year
  • Determining levy amounts
  • Electing the strata committee
  • Reviewing and renewing building insurance
  • Discussing and approving capital works
  • Proposing or changing by-laws

If you’re not there, you don’t have a vote. Someone else makes those decisions on your behalf.

The AGM isn’t just a formality. It’s how every owner in your building gets an equal say in how it’s managed, how money is spent, and what kind of community it is. That’s worth showing up for.

And you don’t need to be an expert to attend. You don’t need to speak up. Just being there and casting your vote is enough.

Buildings where owners actively participate in their AGMs tend to be better run, better maintained and more harmonious places to live. When people feel invested in their community, they look after it better – and everyone benefits. A safer building, a stronger community, a better return on your investment.

Your AGM notice will arrive ahead of the meeting. When it does, set aside an hour and go. You might be surprised how much you have to say.
