A Community Association is a type of land subdivision where homeowners share access to community property, such as roads and paths, gardens or recreational areas. It typically includes standalone houses, like those in estates or villages, rather than apartment buildings or townhouses (although these latter building types are still possible).
The key difference between a Community Association Insurance and Strata Insurance is how the community property is structured. In a Strata scheme, shared areas often include the building itself – such as walls, roofs, and internal spaces – whereas in a Community Association, the homes are free-standing, and the shared property is sections of land and infrastructure such as utilities and above and below ground services.
Community Association Home Insurance is designed specifically for home owners, offering flexible cover for your building, contents or both against a range of insured events such as fire, storm, theft and water damage.
If you own a home within a community association, you’re responsible for insuring your building and personal belongings separately from the insurance that covers shared community property.
If you rent within a community association, the building itself is typically insured by the property owner, but your personal belongings are not. To protect items such as furniture, electronics, clothing and other valuables against insured events like theft, fire or water damage, renters should consider taking out Contents Insurance. This ensures your possessions are covered even though the building structure is insured separately by the owner.
