What is a Community Association, and how does it differ from Strata?

A Community Association is a parcel of land subdivision where homeowners share access to common property, such as roads, gardens, or recreational areas. It typically includes standalone houses, like those in estates or villages, rather than apartment buildings or townhouses (although these latter building types are still possible).

The key difference between a Community Association Insurance and Strata Insurance is how the common property is structured. In a Strata scheme, shared areas often include the building itself—such as walls, roofs, and internal spaces—whereas in a Community Association, the homes are free-standing, and the shared property is land only.
