This year’s report highlights three important themes shaping the sector:

Owners feel more confident when:- risks are managed early
- responsibilities are clear
- someone is helping guide decisions
- Different owners need different approaches
There are 3 main types of owners:- Actives – very involved, knowledgeable and strategic
- Pragmatists – practical but want clearer direction
- Disengaged – less involved, low confidence, need simple guidance
- Maintenance plans are critical to build trust, satisfaction and show value
- 1 in 3 schemes still don’t have a maintenance plan
- Cost and agreement between committee members are the main barriers
- Strata schemes with maintenance plans feel more in control, satisfied, and better prepared
